Rental Contract (Husleiekontrakt)

A Norwegian residential lease that follows husleieloven, as a ready-to-sign PDF with a checklist for both parties.

Created in your browser
Not legal advice. Tools-Bench writes the contract from what you enter and keeps it within husleieloven, but cannot judge your situation. For a home, nothing less favourable to the tenant than the act can be agreed (husleieloven § 1-2) — such a term is simply void. For commercial premises, use another contract.
The contract is in Norwegian, as the parties, banks and Husleietvistutvalget read it. The checklist on its first page is in English. Nothing you type leaves this device. The PDF is created in your browser and nothing is saved.

About the Rental Contract (Husleiekontrakt)

A husleiekontrakt is a Norwegian residential lease. The law that governs it, husleieloven, protects the tenant: for a home, nothing less favourable to the tenant than the act can be agreed, and a term that tries is simply void. A lease can be oral, but either party can demand it in writing, and a written one is what settles disputes.

This form follows Forbrukerrådet's standard contract and the act itself. It won't let you set a deposit above six months' rent or a fixed term shorter than the minimum without a reason, it writes the act's own rules on notice, rent increases and returning the home, and it adds the eviction clause Norwegian landlords rely on. The contract is in Norwegian — the language the parties, the banks and Husleietvistutvalget read — and for English readers the page explains each part.

Everything happens in your browser: names, addresses and account numbers are never sent to a server. What the form can't do is judge your situation. For commercial premises, a lodger arrangement with board, or anything unusual, read the act or get advice.

How to use the form

1
Fill in the landlord and tenants
Everyone who signs is a party; co-tenants are jointly liable for the rent.

3
Set the rent and the deposit
Rent, due day, electricity and water, and a deposit of at most six months' rent.
4
Create the PDF
It's made in your browser. Read it through together, and change things in the form rather than by hand.
5

On paper or electronically. Follow the checklist on the first page, and inspect the home together when the tenant moves in.

Frequently asked questions

How big can the deposit be?
At most six months' rent (husleieloven § 3-5), and a guarantee counts towards the same limit. The deposit goes into a separate account in the tenant's name at a Norwegian bank, the landlord pays for opening it, and neither party can withdraw it alone while the lease runs.
How short can a fixed-term lease be?
Three years, or one year for a loft or basement flat in a detached house or a flat in a two-dwelling house where the landlord lives (§ 9-3). A shorter term is only allowed if the landlord or their household will move in, or there is another legitimate reason, stated in writing in the contract. Otherwise the lease counts as open-ended.
Can a fixed-term lease be ended early?
Only if the contract says so. The landlord must state in writing that a fixed-term lease can't be terminated during the term; if they don't, either party can give notice under the ordinary rules (§ 9-2).
What is the notice period?
Three months, counted to the end of a calendar month (§ 9-6), or one month for a single room in someone else's home. The landlord needs a reason the act accepts, such as own use or the tenant's breach, and must give notice in writing with reasons (§§ 9-5, 9-7).
Can the landlord raise the rent?
In line with the consumer price index, at most once a year and with a month's written notice (§ 4-2). After two and a half years, either party can ask for the rent to be set to the going market rent, with six months' notice (§ 4-3).
What is the eviction clause?
A sentence in which the tenant accepts eviction if the rent isn't paid, and at the end of a fixed term (tvangsfullbyrdelsesloven § 13-2). It lets the landlord go straight to the enforcement officer two weeks after a written warning, without a court case. The tenant can still stop it by paying the rent, costs and interest before the eviction.
Can the contract be signed electronically?
Yes. Husleieloven has no form requirement — even an oral lease is binding — and the eviction clause may be agreed electronically. Each party should keep a copy.
Can the landlord ban pets?
The contract can say pets need the landlord's consent. Husleietvistutvalget says that even then, a tenant may keep a pet when there are good reasons for it and it causes no inconvenience to the landlord or the other residents.
Where do disputes go?
To Husleietvistutvalget (htu.no), which mediates or decides residential lease disputes nationwide before any court (§ 12-5). The conciliation board can't hear them. In 2026 the waiting time is long, so a clear written contract is worth the effort.
